How It All Works

All About HOAs

A homeowner's association (HOA) is an organization in a planned community with certain rules & regulations to help foster an environment that can be enjoyed by all. Those who purchase property within an HOA's jurisdiction automatically become members pay dues, known as HOA fees to ensure all neighbors treat each other with respect, consideration and that the structures and amenities of Villa Taviana remain in good condition.

Board of Directors

An HOA has a board of directors that is elected to enforce and oversee the HOA's governing documents.

Management Companies

The HOA management provides maintenance of amenities that uphold community standards & property values.

Owners & Members

Those who purchase property within an HOA's jurisdiction automatically become homeowners and members of the HOA.

HOA Fees

Assessments are due on the 1st of the month and considered delinquent if received after the 15th of the month. A late charge of 10% will be charged for any assessment which is not paid in full within 15 days of the due date. 

Renting Your Condo

Renting Your Condo

In the interest of maintaining a safe and pleasant neighborhood for the residents of Villa Taviana, some requirements have been put in place in regards to renting your condo. Please reference the following resources to ensure your compliance.

Here are some considerations and requirements to consider:

  1. Lease terms may not be less than 30 days. All owners are responsible for any violations of governing docs by their tenants.
     

  2. All owners must submit the names and contact numbers of their tenants to management, along with a copy of the lease agreement.
     

  3. Written lease or rental agreement: Any rental or leasing agreement shall be in writing, shall provide that the lease or rental is subject to all governing documents and shall provide that any failure to comply with any provision of the governing documents shall be a default under the terms of the lease agreement.  A copy of any lease agreement must be provided to the association.
     

  4. A copy of all governing documents must be provided to the tenant by the owner.
     

  5. It is the responsibility of the owner to obtain appropriate insurance for their unit, as required by applicable governing documents, and to ensure that the appropriate renter’s insurance is obtained by the tenant.
     

  6. Once a condominium is leased, the rights to amenities are transferred to the tenant.
